Construction update #1

This is the first of our monthly construction updates.  Please see the summary below and pictures at the bottom of this post!  We’re happy to be finally underway!

SITE WORK:
Clearing, grubbing and chipping of clearing debris is complete. Erosion control work is 70% complete with a double layer of silt fence installed around the perimeter of the site, tree‐save fence installed, rip rap check dams installed at the detention pond outfall and a construction entrance installed along the north side of the project site.

Mass grading work is 80% complete. A significant amount of cut and fill work has been completed throughout the site to the point where detention ponds are generally to grade and the building pad is at sub‐grade. Excavation for the gravity stacked pre‐cast retaining wall along the northern boundary of the site has been completed, and drives/parking bay areas are around 70% to subgrade. As part of the grading process, construction of a gabion retaining wall has been completed to define a portion of the primary storm drain pond located along the south side of the property. The only other site retaining wall will be located along the north property line where excavation work has been completed and a portion of the pre‐cast concrete wall panels have been delivered to the project site. Retaining wall construction is 40% complete.

Construction of site infrastructure improvements is around 65% complete. Installation of sanitary sewer main, outfall and service laterals is complete and tie‐in of the onsite sewer to the municipal main has been completed. Additionally, installation of the primary storm drainage system is 85% complete. The majority of onsite storm drainage is now in place, with pre‐cast inlet basins and piping installed within the interior areas of the site and piped to the onsite detention basins. Installation of the drainage along the east property line, where the main entrance from Oakland Park Boulevard is located, is currently in progress. Installation of the water distribution system has not yet commenced.

STRUCTURES:
Construction of the building structure has recently commenced. The initial layout work has been completed and installation of under‐slab plumbing and the elevator pit is currently in progress. Under‐slab plumbing work is 65% complete, which would translate to the plumbing line item being around 15% complete overall. Installation of the elevator pit is around 50% complete. The concrete footing/pad was noted to be in place and formwork for the pit walls has been completed. It appears that the pit walls will be poured upon the subcontractor’s return to the site. In addition to the elevator pit, reinforcing steel and formwork lumber for the building slab was observed to be onsite. Concrete construction is around 5% complete.
