SITE WORK:
Sidewalks and flat concrete work is approximately 80%
complete with work ongoing. Over the next 7 to 10 days, we anticipate all
remaining concrete flatwork will be completed. To date, fine grading work is 75%
complete and site concrete approximately 90 to 95% complete. In addition to the
concrete flat work, installation of the chain link fence around the detention
pond has commenced. Installation of steel post is underway and fence fabric is onsite.
Site fencing is estimated to be 40% complete.
STRUCTURES:
Construction related to the building structures continues to
progress and is now substantially complete. Under-slab utilities, concrete
foundations, elevator pits, concrete slab construction, rough carpentry, steel
stair installation and dry-in work are complete. A limited amount of roofing
work remains to be completed and includes installation of standing seam metal
roof accents and metal coping at TPO membrane roof areas.
MEP rough-in, drywall pre-hangs and gypcrete pre-pours is
also substantially complete. Overall, plumbing work is around 70% complete,
fire sprinkler work 90% complete, electrical 80% complete and HVAC around 65%
complete.
FINISHES & QUALITY
Both interior and exterior finishes have continued to
progress at each building. At Building 100, installation of masonry veneer is substantially
complete and siding installation was approximately 98% complete. A limited
amount of siding/exterior trim work remains to be completed at the Porte
Cochere. Installation of hollow metal doors has also been completed and
storefront entry doors at the main entrance should be installed in the near
future. At the interior of Building 100, drywall installation and finishing is 75%
complete, gypcrete flooring is now 100% complete, interior painting is 30%
complete and interior doors and trim are roughly 25 to 30% complete. Cabinetry
and countertops were also noted to be in place within the 4th floor units and
cabinetry is roughly 20 to 25% complete.
At Building 200, exterior building finishes are 90%
complete. Masonry, siding, soffits and exterior trims have been completed and
exterior painting is approximately 80% complete. Installation of gutters and
downspouts has also been completed. Unit interior finishes are similarly
complete at units along the 4th floor of Building 100. Drywall, interior doors
and trim, cabinetry and countertop installations are substantially complete.
Interior ceilings have been painted and wall priming has been completed.
Interior painting is estimated to be 40 to 45% complete.
