Construction Update #10


Construction update #10 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
Sidewalks and flat concrete work is approximately 80% complete with work ongoing. Over the next 7 to 10 days, we anticipate all remaining concrete flatwork will be completed. To date, fine grading work is 75% complete and site concrete approximately 90 to 95% complete. In addition to the concrete flat work, installation of the chain link fence around the detention pond has commenced. Installation of steel post is underway and fence fabric is onsite. Site fencing is estimated to be 40% complete.

STRUCTURES:
Construction related to the building structures continues to progress and is now substantially complete. Under-slab utilities, concrete foundations, elevator pits, concrete slab construction, rough carpentry, steel stair installation and dry-in work are complete. A limited amount of roofing work remains to be completed and includes installation of standing seam metal roof accents and metal coping at TPO membrane roof areas.

MEP rough-in, drywall pre-hangs and gypcrete pre-pours is also substantially complete. Overall, plumbing work is around 70% complete, fire sprinkler work 90% complete, electrical 80% complete and HVAC around 65% complete.

FINISHES & QUALITY
Both interior and exterior finishes have continued to progress at each building. At Building 100, installation of masonry veneer is substantially complete and siding installation was approximately 98% complete. A limited amount of siding/exterior trim work remains to be completed at the Porte Cochere. Installation of hollow metal doors has also been completed and storefront entry doors at the main entrance should be installed in the near future. At the interior of Building 100, drywall installation and finishing is 75% complete, gypcrete flooring is now 100% complete, interior painting is 30% complete and interior doors and trim are roughly 25 to 30% complete. Cabinetry and countertops were also noted to be in place within the 4th floor units and cabinetry is roughly 20 to 25% complete.

At Building 200, exterior building finishes are 90% complete. Masonry, siding, soffits and exterior trims have been completed and exterior painting is approximately 80% complete. Installation of gutters and downspouts has also been completed. Unit interior finishes are similarly complete at units along the 4th floor of Building 100. Drywall, interior doors and trim, cabinetry and countertop installations are substantially complete. Interior ceilings have been painted and wall priming has been completed. Interior painting is estimated to be 40 to 45% complete.

Construction Update #9


Construction update #9 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
Fine grading and sidewalk construction had been completed around Building 200 and fine grading completed around Building 100 where masonry finishes are complete. Placement of all concrete handicap parking spaces is now complete and masonry work at the dumpster enclosure has commenced. Fine grading work is 50% complete and site concrete is 80% complete.

STRUCTURES:
Construction related to the building structures is nearing substantial completion. Under-slab utilities, concrete foundations, elevator pits and concrete slab construction is substantially complete. Rough carpentry work is 99% complete and framing on the Porte Cochère is underway.  Window and patio door installations have been completed at each building, shingle roofing is complete at Building 200 and the maintenance building and TPO membrane roofing is roughly 95% complete.

MEP rough-in appears is nearing substantial completion and drywall pre-hangs and gypcrete pre-pours are substantially complete. MEP rough-in at the ground floor is wrapping up with final punch out work underway. Wall insulation is complete at the 4th floor of Building 100 and materials were partially stocked on the 3rd floor with installation just beginning. Overall, electrical work and plumbing work is estimated to be around 70% complete, fire sprinkler work around 90% complete and HVAC around 65% complete.

FINISHES & QUALITY
Both interior and exterior finishes are now underway with exterior finishes further progressed than interior finishes. At the building exteriors, masonry veneer and siding work has been completed at Building 200, masonry work is complete at the maintenance building and masonry and siding work is currently underway at Building 100. Masonry work is 85 to 90% complete and siding approximately 65% at Building 100. Overall, masonry work is estimated to be 95% complete and siding installation roughly 70 to 75% complete.

Interior finishes have just recently commenced and are limited to drywall. Drywall installation is underway at the 4th floor of Building 100. Inclusive of drywall pre-hangs, drywall installation is estimated to be 30% complete.

Construction Update #8


Construction update #8 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
Installation of sidewalks has occurred along the frontage of Building 200 and additional concrete paving has been completed at handicap parking spaces. To date, site concrete is 75% complete inclusive of walks and paved surfaces.

Further progress, with regard to site work, is expected to be minimal until exterior finishes are completed at Building 100. As exterior building finishes are completed, installation of site finishes such as sidewalks, landscaping/irrigation and paving will resume.

STRUCTURES:
Construction related to the building structures has continued to progress and is now approaching completion. Under-slab utilities, concrete foundations, elevator pits and concrete slab construction, rough carpentry, stair systems and building dry-in is now substantially complete. Over the past several weeks, dry-in work has been completed at Building 100 which includes installation of patio doors, windows and shingle roofing.

Rough framing including all wood framing elements, blocking and installation of structural hardware is substantially complete. Project staff reports installation of rough framing hardware has been completed in recent weeks and the majority of framing punch list items has been completed.

Building dry-in work, (roofing, windows, exterior doors), has further progressed and is now between 90 and 95% complete. At Building 100, installation of shingle roofing, windows and exterior patio doors have been completed. Installation of membrane roofing over flat/low slope roof areas and installation of hollow metal doors and aluminum/glass doors at common entry points remains to be completed. At Building 200, all roofing, windows and exterior door systems have been installed.
MEP rough-in, drywall pre-hangs, gypcrete pre-pours and installation of steel stair systems is nearing completion. At Building 100, drywall pre-hangs, gypcrete pre-pours, fire sprinkler rough-in and HVAC rough-in is complete. Steel stair systems are 90% complete with only pre-cast tread installation remaining to be completed. Plumbing rough-in is 90% complete with all waste and water piping installed and only tub/shower installations remaining to be completed. Electrical rough-in is 65% complete with the 3rd and 4th floor rough-in substantially complete and rough-in work occurring on the 1st and 2nd floors. Overall, electrical work is around 55 to 60% complete, plumbing is 60 to 65% complete, fire sprinkler work is approximately 90% complete and HVAC is around 60% complete.

FINISHES & QUALITY
At Building 100, installation of brick veneer was underway and is 30 to 35% complete. Siding installation has not yet commenced. At Building 200, installation of brick veneer and siding is complete. Overall, brick installation is estimated to be 50% complete and siding installation roughly 25% complete.

Construction Update #7


Construction update #7 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
Construction progress has been good. The only additional site work completed was placement of the dumpster pad. Further site work progress is expected to be minimal until exterior finishes are completed at the subject buildings. As exterior building finishes are completed, installation of site finishes such as sidewalks, landscaping/irrigation and paving will resume.

STRUCTURES:
Construction related to the building structures continues to progress. Under-slab utilities, concrete foundations, elevator pits and concrete slab construction is now complete. Over the past several weeks, rough framing work has reached substantial completion. At Building 100, completion of roof framing, roof sheathing and exterior sheathing installation has taken place and installation of rough framing hardware has been completed. Rough framing work at Building 200 reached substantial completion in May.

Building dry-in work, (roofing, windows, exterior doors), has commenced within the past period and is approximately 80% complete. All dry-in work is expected to be complete in 30 days. This includes roofing, exterior moisture barrier, windows and exterior door units.

MEP rough-in and installation of steel stair systems has progressed. Steel stair frames and railings have been installed at Building 100 and stair installation is 90% complete. Pre-cast concrete treads will be installed closer to the completion of interior finishes. Regarding MEP rough-in, HVAC rough-in appears to be complete at Building 200 and roughly 35 to 40% complete at Building 100. HVAC rough-in is currently concentrated along the east/west wing. Overall, HVAC rough-in is approximately 45 to 50% complete. Electrical rough-in has mostly been concentrated at Building 200 where rough-in work is now complete. At Building 100, electrical rough-in work has recently commenced and is limited to wiring within the common corridors. Overall, electrical work is estimated to be around 35 to 40% complete. Plumbing rough-in is estimated to be 85 to 90% complete with waste and water pipe installation substantially complete at both buildings. Installation of tub/shower units remains to be completed. Plumbing work is estimated to be around 60 to 65% complete, overall. Lastly, fire sprinkler rough-in has been completed at Building 200 and is around 75% complete at Building 100. Overall, fire sprinkler work is around 70% complete.
As part of the MEP rough-in stage of construction, pre-hanging of drywall is required behind tubs located along exterior and/or party walls and within mechanical closets. Drywall installation in these locations is now mostly complete. Additionally, pre-pours for gypcrete flooring are required under tub/shower units located above wood floor systems and within the party

FINISHES & QUALITY
Finishes have recently commenced and are limited to the building exterior façades. Installation of brick veneer has been completed at Building 200 and is currently in progress along the east/west wing of Building 100. Masonry work is approximately 25% complete including materials currently on site.

Construction Update #6


Construction update #6 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
Over the last several weeks, site work construction has been minimal as most of the initial site work activities have previously been completed and the site is considered to be stabilized. As exterior building finishes are completed, installation of site finishes such as sidewalks, landscaping/irrigation and paving will resume.

STRUCTURES:
Construction related to the building structures has continued to progress. Under-slab utilities, concrete foundations, elevator pits and concrete slab construction is now complete. Rough framing work is in progress at Building 100 where framing is 85 to 90% complete.

Framing on the 1st and 2nd floors is now substantially complete and 3rd floor wall framing is approximately 80% complete. Installation of roof trusses and roof decking has commenced and the roof system is roughly 40% complete. Installation of the exterior sheathing is underway and estimated to be around 65% complete. At Building 200, rough framing work is substantially complete and framing of the maintenance garage is substantially complete. Overall, rough framing work is around 90% complete.

Installation of windows and roofing should commence prior to the end of the month. Additionally, steel stair materials for Building 100 are on site.

Plumbing rough-in has commenced with installation of waste and water piping mostly complete at Building 200. Plumbing sub-contractor was on site and mobilizing at Building 100 to begin rough-in activities. Plumbing installations are estimated to be 40% complete.

Construction Update #5


Construction update #5 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
Mass grading and installation of site infrastructure is now substantially complete. Final grading of detention basins, slopes and backfilling of most curb and gutter is also complete. As for site utilities, storm drainage, sanitary sewer and water distribution work is now complete throughout the site with services for domestic and fire water and sanitary sewer was evident to the building structures. Similarly, storm drainage inlets are throughout the property and piping extends to the detention basin areas.

Construction of interior roads and walks has also progressed. Curb and gutter installations is approximately 98% complete with curb now defining the interior drives and parking bays. A few curb tie-ins remain to be completed in select areas where equipment access is still required. Graded aggregate paving base has been installed throughout the property and asphalt paving work is now estimated to be 60% complete.

STRUCTURES:
Building construction has continued to progress with under-slab utilities, concrete foundations, elevator pits and concrete slab construction complete. Rough framing work is in progress at both Buildings 100 and 200. At Building 100, framing is substantially complete at the first floor walls and floor systems for the 2nd floor were in place. Wall framing at the 2nd floor is approximately 90% complete and exterior wall sheathing is roughly 25% complete for the entirety of the building. At Building 200, wall framing and exterior sheathing is substantially complete. Overall, rough framing work is 50-55% complete.

Construction Update #4


Construction update #4 is below.  Please see the summary and pictures at the bottom of this post! 

SITE WORK:
2018, the winter that never ends!  Unfortunately, the weather has delayed us and current activities are focused on the installation of the binder surface of asphalt along the interior drives and parking bays. Work on this component of the project is underway but is limited due to wet soil conditions. We are blading wet soils to aid in the drying process.

As for site work completed to date, mass grading work is now complete along with installation of site infrastructure including sanitary sewer, storm drainage and water distribution. Additionally, construction of all retaining walls has been completed and sleeves have been installed in select locations under interior drives. Installation of curb and gutter is 80% complete with the majority of curb now in place. Installation of graded aggregate base has been completed in limited quantity and is generally limited to the east side of the 3-story building structure. Paving base is estimated to be 25% in place. Assuming weather conditions slightly improve, we project the binder surface of asphalt could be placed within 2 weeks which would allow vertical construction to commence.

STRUCTURES:
Building construction has continued to progress and is now underway at both Buildings 100 and 200. At Building 100, installation of all under-slab plumbing and electrical piping, elevator pits and the foundation wall along the west elevation of the building has been completed and concrete slab placement is also now complete. At Building 200, under-slab plumbing rough-in work has been completed. As soon as soil conditions improve, foundation/concrete slab placement will begin at this building structure. To date, plumbing work is 25 to 30% complete, electrical work around 15% complete and concrete placement around 80% complete.
